Via Wings Conservatory and Roof Replacement Project

Via Wings is applying for funding to replace our deteriorating conservatory and adjoining roof at our community premises. This space is a vital part of our building and is used regularly to support a wide range of community activities, wellbeing programmes and external bookings.

The proposed works include: dismantling and disposal of the old conservatory roof; stripping the old covering and deck of the adjoining roof; supply and installation of new timber joists for both roofs, including a covered walkway; supply and fitting of a new plywood deck; installation of a triple-glazed Superlight roof light; fitting 120mm Xtratherm insulation; supply and installation of new PVC roof covering, metal edge trims, wall tracking and flashing; new PVC fascia boards, soffits and guttering; and installation of new plasterboard ceilings with plastering in the conservatory area. This project is urgently needed because the current conservatory and roof are in significant disrepair.

Constructed from polyethylene panels, the roof is cracked, leaking, and poorly insulated, making the space extremely cold and largely unusable during winter months. Vegetation growth on the roof indicates prolonged water ingress and ongoing structural deterioration. Despite repeated repairs, the structure continues to decline, creating an increasing risk of further damage or potential structural failure.

The conservatory currently hosts a wide range of essential activities, including a fortnightly lunch club and guest talks for older people, afternoon teas for residents and carers from the local nursing home, mentoring for trainees on our training and work placement programme, Crafter’s Corner for adults, Women of Wings, older people’s arts projects, refreshments following chair yoga sessions, young people’s empowering programmes and quiet support for individuals experiencing stress, anxiety, or trauma. The space is also hired by social services for supervised children’s visits and by local families for birthday parties.

Via Wings identified this project as a priority through ongoing building monitoring, repeated maintenance issues, and consultation with staff, volunteers, service users, and external hirers. Feedback consistently highlighted concerns regarding comfort, safety, warmth, and reliability, with activities frequently disrupted or relocated due to cold and damp conditions. Trustees and management reviewed maintenance records, survey feedback, and professional contractor advice, which confirmed the roof had reached the end of its lifespan and required full replacement. This evidence-based approach demonstrates that investment in the conservatory is essential to protect a key community asset, sustain service delivery, and ensure the space continues to support vulnerable people and community groups with dignity and consistency.
